Instructing a client
You’ve spent hours networking, researching valuations, visiting the property, and delivering a fantastic presentation… and then you don’t call them back? Why bother doing all that work in the first place?
Before you even leave the property, ask the client when would be a good time to follow up and discuss their next steps — and then make sure you actually call them when you said you would.
So many agents skip this step, thinking, “If they want to use us, they’ll call.” But the reality is, only about one in ten clients will get back in touch on their own. Many sellers aren’t ready to instruct the very next day — some might take weeks or even months to decide. And remember, you’re probably not the only agent who’s been out to value their property.
If another agent follows up four times and always keeps their word, who do you think they’ll choose? The consistent, persistent agent — not the one who disappeared after the valuation. So make sure you follow up, otherwise all that effort you put in could go to waste.
Now, imagine you did follow up when you said you would — and you’ve won the instruction. What happens next?
Let’s walk through the next steps together using our CRM system, Street.
Go onto Valuations on Street anc click on “Await Response”. Then click on the property you are looking for.
On the right hand side, you will see a tab which says “Next Steps”, click on “Accept Instruction”
Alternatively, at the top right of the page, there is another button which you can click which says “Accept instruction”. Both work in the same way.
Once you have completed the fee amount on the instructed page, you will be lead to this page. This is when you start to onboard the new client.
Click on the next page for “Contracts”
